Loan Programs

Just about as many as there are kinds of property

"Bank-Grade" Loans
Available to most customers on most types of property, these are typically the programs that feature the most favorable rates and terms. Terms vary from true adjustable rate programs (ARM), "intermediate" ARM's (3, 5 & 7 year fixed) to fixed rates up to 15 years or longer in some cases.

"Portfolio" Programs
Often characterized by somewhat higher interest rates or greater down payment/equity requirements, these loans work for property and/or customer credit grades that don't fit into the guidelines for the Bank-Grade.

SBA
The Small Business Administration (SBA) makes several programs available to lenders for clients who operate their businesses from their own commercial buildings.
Basic Program Features:
1. Owner must operate a business from property being financed (part of property can be rented.)
2. Lower down payments than regular commercial loans.
3. Financing available for non-real estate (equipment and inventory) purchases.
4. Loan can be cross-collateralized (other real estate can help secure loan.)

"Cash-out" refinances are available under most programs. In many cases we can combine a first and second loan to achieve your goal.
